Keystone Residential Management:

Woodridge is a restricted subdivision. We have a Board of Directors representing all property owners and are assisted by Keystone Residential Management, a third-party property management firm. Keystone provides services to the POA to help preserve the value of our homes and properties. Keystone will provide additional information to you about the POA including your login information for their website.

Association Dues
​

Association dues are $300 per year. You can pay the entire amount January 1st or divide it into two payments.

The first payment of $150 is due on January 1st, and the second payment of $150 is due on July 1st. Invoices are mailed out by Keystone approximately 45 days before the due date.

Restrictions and Bylaws:
​
The basic mission of our Property Owners’ Association (“POA”) is to preserve property value and maintain a high-quality residential community. Our deed restrictions refer to Woodridge as a “Restricted” subdivision. These restrictions simply mean that most items of additional construction and remodeling should receive advance approval from the POA’s Architectural Committee. Some of the more common items are listed below (note, however, that this is not an exclusive list). A full copy of the neighborhood restrictions and bylaws is located here.

Here are some of the more common items:

Exterior Painting

Additional construction/addons

Remodeling (including garage, shed, storeroom, parking pad, fence/wall)

Swimming pool addition/construction

Other constructions (greenhouse, gazebo, pergola, spa, solar panels, etc.)

Visible antenna/satellite dish, and not exceeding 24” diameter.

All of the above items (any other significant improvements) must receive Architectural Committee approval prior to commencing construction. Construction without approval puts a homeowner at risk of unforeseen remediation costs. The approval process requires requesting an ACC form.
Once form is received, please note it requires detailed plans including measurements, colors and pictures of proposed job, as well as approximate completion date. Once plans are reviewed for conformity to restrictions, Keystone will send them to the Architectural Committee and the POA Board for final approval. Since EBR Parish requires similar plans prior to approving the work of a licensed contractor, this generally does not result in any additional cost to the homeowner.

Other Common Restrictions:
​
Most of the items listed below are primarily common-sense items, meant to assist in the maintenance and preservation of property values within our subdivision. Again, this list is not an exclusive list but is merely meant to address many of the frequently asked questions. With that in mind, these are the more common maintenance “restrictions”:

Lawns/flowerbeds maintained and mowed at regular intervals (in a standard neat/attractive manner). Out of respect for your neighbors and the integrity of the neighborhood, this includes the backyard.

Overnight street parking not allowed, nor any parking on empty lots or common areas.

Playground equipment, including pools, screened from view to reduce street visibility.

Signs not allowed in yards other than realty “for sale” signage and signs showing support for schools.

Houseboats, RV’s, large camper/trailers, large trucks not to be stored on any lot (smaller boats, trailers, etc. may be stored in rear and screened from view).

No air conditioning/heating window units visible (and never above 1st floor).

No motorized vehicles in common areas.

Dogs:
-
Must be properly leashed when being walked.

While walking them, please carry bag to remove droppings.
-
Should not be left alone in back yard for long periods of time.
Trash and Recycling Collection:

Garbage cart collection days are Monday and Thursday. Recycling cart items are collected on Thursday only. In addition, other solid waste or extra bagged waste may be set out next to garbage carts on Thursday. Please avoid putting your bins out before Sunday and Wednesday evening after 5:00 p.m., and once emptied, please bring them in as soon as possible. Security Information:

Woodridge, together with Briarwood, has a private security service. It is highly recommended that you should leave an exterior light on (gas, security or other) overnight as a deterrent to crime. Please remember to lock any vehicle left outside overnight as well.

Information Signs:
​
Please note there is a sign at each entrance of the neighborhood where the Board will post information regarding dues, neighborhood socials, POA meetings, etc. One of the signs can be viewed as you exit the neighborhood at the Pecue entrance. The other sign can be viewed as you enter the neighborhood from Briarwood at the Minou/Grand View entrance.
Drainage:
​
Lot owners are responsible for positive storm water drainage (drains property toward drainage systems). Owner can not impede/modify the natural drainage flow in any manner that will adversely affect other lot owners. Note that several lots have drainage servitudes located in the rear. No structures, plantings, or other material shall be allowed to interfere with the function, installation or maintenance of drainage or utilities. Property owned in the rear of the lot by the homeowner (but subject to servitude) must be kept trimmed so as not to interfere with drainage.
